In today’s price sensitive marketplace, designers and architects, and builders are often placed at odds due to clients’ budget constraints, long deferred maintenance which increases renovation costs, and fixed-price contracts.
We believe that collaborating with designers, consultants, and the owners is often the best option in delivering a project on budget and on time. Bringing our expertise in construction methods together with our knowledge of design means we can work to find the best options for our clients that suit their budget and project.
Design-build is a method of project delivery that allows the client to contract with a single company to handle both design services and construction services. Many LCM clients today prefer this method as it allows construction costs to be defined earlier in the design process and can also result in significant cost savings.
In contrast to "design–bid–build" (or "design–tender"), design–build relies on a single point of responsibility contract and is used to minimize risks for the project owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project.
The traditional approach for construction projects consists of the appointment of a designer on one side, and the appointment of a contractor on the other side. The design–build procurement route changes the traditional sequence of work. It answers the client's wishes for a single point of responsibility in an attempt to reduce risks and overall costs. It is now commonly used in many countries and forms of contracts are widely available.
Construction management is a method of project delivery that allows the client to separately choose and manage suppliers for each phase of the project. In this method, LCM would be hired by an owner or Design Consultant to manage the construction phase of the project, after the design-phase has been completed.
Our Construction Management team is a group of talented and experienced construction managers, supervisors, and selected Design Consultants that have earned an excellent reputation for working collaboratively to ensure projects are completed as scheduled, within budget, and to the owners' satisfaction.
LCM offers a full range of services that include planning, design and coordination, construction and complete management of any construction project. Our methodology to Construction Management centers on a team-driven approach where our clients work along with our Project Team comprised of a Project Manager, Superintendent, and Design Consultant.
Renovations and/or building projects sometimes require the services of a General Contractor to handle specific aspects of construction or services. LCM provides General Contracting services for all aspects of renovation and new construction. We have an extensive network of relationships with recommended suppliers and trades.
This process typically involves several General Contractors who compete for a particular project, as defined by contract documents prepared by the Prime Design Consultant, most often hired directly by the owner or client. The contractor is typically selected by using one of three common methods;
Lola Construction Management (LCM) is able to provide cost certainty and accountability on projects where a final set of drawings is made available. The Project Manager and Management Team coordinates all activities including acquisition of shop drawings and material samples, communications with the landlord, monitoring quality of workmanship and safety standards, initiating site inspections with engineers and governing bodies, coordinating commissioning of tenant equipment and deficiency resolution.
